    As many of you know the lay-out of my property you know that I have 2 driveways. How hard would it be to make these 2 separate properties? I know that I would have to run separate water, sewage and electric. Bueller??? Bueller???

      The 1st pic is the usual drive for those of you that have been here and the 2nd is the main drive.

        Sorry..... It's one property now and want to try and divide between the 2 drives. The green barn has hose bib water from the main house and there's 1 400amp service cable run from the main garage to the green barn. I'm pretty sure that we could terminate both at the main house to avoid any issues.

          Making one property into two in not a problem, however if you plan to develop the separated property there will be factors involved that may make it difficult particularly impervious water shed. This will fall under your civil plans, which may require you to add slow flow plan or detention. If it's just land, then no worries. First you will figure what you want to separate, then have your survey company create a metes and bounds survey. They can re plat said survey with the county. You will receive a new tax ID for the replatted property.

            There is a whole list of questions...

            To start:
            What is the legal description of the property?
            Is it in a recorded subdivision?
            Are you in an incorporated city/town? (they have minium lot sizes).

            A fellow did it in my neighborhood by creating a subdivision of two lots, because he was already in a subdivision.

              You will need to check with the city about platting issues as well. If you are going to split the two you will need new meets and bounds for each property, but your local surveyor can help you with that.

                As per last check...the only impervious surface is the existing 24x32 barn. I have a 15 x75 crushed concrete driveway that was covered by greenery in the last sat photo.that we didn't get charged for This is a single family owned property that has been ours since 1959. We are in very good standing with both neighbors as far as fence or barriers are concerned.

                  you would need to replat the property into two lots to make them separate. What are you trying to do? Put another house or sell?

                    Don't know how the game is played here. My dad bought my grandmothers house in Laredo. He put the house in the back yard with separate meters for water, gas, and electricity. I believe he had to get approval from the city. Hope this helps. Lord Bless.
