Warehouse Rent

I have a 2400 sq. foot warehouse off Broadway about 2 miles from Hobby airport, large overhead door, bathroom, no climate control. The property is fenced with 7' wood fence.
Anyone have an idea what the rent should be? I thought maybe .40 cents per sq. ft.?
