hey guys I figured this was a good place to ask this question. I'm seriously considering making an offer on a beach house located in Zone VE in surfside. If there's anyone out there that is quite familiar with the recent Flood Insurance program changes, and how that can impact your premium going forward-I would very much appreciate picking your brain for 10 minutes. The Biggert/Waters Act is on hold currently, I believe. It basically ends federal subsidies on coastal flood insurance in a 3 year incremental rise in premiums to actuarial rates. There is no grandfather clause. So the insurance on a $200,000. might be $10,000. per year. Do a search there's plenty of information. Unfortunately, if and when it goes into effect, it will cause mass foreclosures on coastal properties. FEMA's insolvent because they gave billions of dollars after Katrina to people who made bad decisions and didn't have flood insurance.

I wouldn't mess with the deportations either after Obama traded the Taliban terrorist for the Army deserter; and now they can travel wherever they want. What difference does is it make? He probably would've granted them U.S. citizenship too had they been born in his motherland of Kenya.
And Im afraid Houston is gonna have another kind of problem at Golden State tonight.

un farking believable
2nd half rockets plus 3. the line moved up to 9.5 for the game .... we will see... I wound up not playing anything tonight and have been outside treating my wild coons for ticks and fleas, feeding them and drinking cold beer.
