  • Thinking of moving to Manvel

    Empty nest, so we sold the big ole golf course community home to downsize and save $$$. Now looking for something not more than 15 miles from Ft Bend toll, 3 + acres, a nice big shop, boat storage... Wife probably more particular than I, but a liveable house would be a plus too!

    Have looked as far as Alvin and Rosharon, but still thinking Manvel is best bet. After the heavy rains and seeing how much water has to move on past Hwy 6, flooding is a huge concern. Also, some of the neighborhoods are quite a mix, with patched up trailer homes and meth lab looking shacks, right next door to mega dollar ranchettes. May end up buying land and building, as the market is hot right now. All the prospects that were on my list are now under contract.

    Have looked into houses near Cemetery Road, Louisiana Street and down South, from Jordan Drive on down to Hansleman. Any suggestions on where to steer clear or other advice would be greatly be appreciated.

    I grew up on Lewis ln and had a place on cemetary and dogwood loved em all!

      IMO Manvel too close to 288 for my liking. Cant go wrong in Alvin.

        Look in Pecan Bend or Pecan Bend South.

            It's gonna be or miss, but you won't have any HOA's to deal with. Past Jordan in Iowa Colony should have some acreage. Stay away from any land that has Saw Palmettos, It'll be boggy.

              Buying land and building is the way to go, but do make sure it is in a restricted subdivision. You might call Manvel City Hall and they could give you some direction...they should have the latest flood zone maps as well. I live on Hanselman and have never been flooded. Water in yard and over road, but none in house. Been there over 20 years and love it.

                Thanks for the replies... Hit or miss indeed! My wife's favorite home is just East of Manvel... Very, very nice home and barn, but most expensive on our list. Some of the surrounding neighbors are living on the ragged edge of minimal habitation. Not just mobile homes, but very vintage ones and RV's with plywood additions, trash and debris strewn about. Trying not to judge and not opposed to living in a mobile myself, given more acres and a deluxe man cave. It is just that bad...

                  Not sure why I would want to buy acreage to build in a restricted neighborhood. If we are going to go that lengthy and involved route, I'm thinking 5 to 10 mostly dry acres out in the sticks away from others. You need a well and septic regardless and I would like to shoot my guns and play my music too damn loud without stressing out the neighbors.

                  Any recommendations for a good on my lot builder?
