    Because our Gummint is a bunch of corrupt, mindless fools (elected by bigger fools), FEMA is gonna stick it way up where the sun don't shine and enjoy screwing you even more than they already have and do. New elevations levels decide on your NFLIP Premium-increases can be 3000%.

    Maybe if FEMA actually followed the terms and provisions of their insurance policies and paid folks instead of paying for the uninsured, like they did for the 'Trina Folks that got $2000 to buy Louis Vuitton Purses when they had NO NFLIP Policy but told folks with NFLIP Policies, like my brother, to buzz off because he was "white, has a job and owned a house" and that "we're here to give money to the poor folks that were uninsured" while leaving him on his own (regardless that it was his primary and only residence and that his NFLIP Policy provided for advance monies for living expenses such as a motel and food which they did not pay him for and subsequently denied), the Biggert-Waters Act(co-authored by two complete morons-an Illlinois beotch-figures- named Biggert and a California complete azz/jerkface POS named Maxine Waters), is gonna slap you in the face next year with HUGE NFLIP Premium Increases.

    My estimated increase will be nearly equal to my mortgage payment-just for NFLIP since my house was built in 1965 when your Homeowner Policy covered Flood. This year my flood policy was $3750, TWIA was around $2600 and home owners was around $900. Next year my flood policy may be over $7000+/year.

    For Ike damages, I got $0.25 per light switch for replacement and that 25 cents included labor to install it-woo hoo, what a farging. My stairwell I got paid less than $1100 and it cost around $2500 to replace it, so why is NFLIP in financial straits? They charge outrageous premiums and pay out pennies on the dollar for actual damages -and yes, my bayhouse is my primary residence. I bought in 99 and was paying around $300/year for flood and 300/year for homeowners and 300/year for windstorm, not it's almost $10,000/year-and next year may be closer to $15,000/year total.

    I hope Biggert and Waters become unemployed street people that have to eat rotten food to survive, but of course they won't be, they made millions in Congress while being paid only about $140,000/year-how do they get so wealthy on that salary...hmmmmm, payola, bribes, kickbacks?????????? Eat scum you two beotches.

    I tried to post the new rates and elevation penalties, but it won't format correctly, so I can't post the schedule. You will see a lot of folks become 'Trina Types in the next few years since they won't be able to afford the flood policy and their fine upstanding mortgage company (like the dirty scum at Nationstar) will force a policy, then foreclose and leave folks homeless because of Maxine "I'm a crook" Waters and Judy "I'm a stupid POS" Biggert screwed you, then we'll have a new mortgage crisis like the one brought about by Bill "where's my cigar at" Clinton so "po folks can buy a $300,000 house on $40,000/year income with a history of bad credit" when he and the Dummycrats started loose lending such as "Declared Income Loans". "Uh, Mr. Banker, I make 10 trillion a year so I wanna buy that $300,000 house, OK Mr. Banker and don't worry that I aint paid any of my credit card debt-them charges were a mistake?"

      BTW, my paid in premiums for the last 13+ years to FEMA for NFLIP exceeded the payout to me for damages from Ike, so if FEMA/NFLIP owes 30 billion, maybe they should stop paying for uninsured scumbags and they'd be solvent-it aint my fault some POS from NOLA didn't have insurance for Mayor Nagin's "City". Isn't Nagin in prison for stealing 'Trina monies??

              This is the whole reason Donna and I are focused on paying off our house, so I can get rid of flood!!! I was told by our agent that Terramar was rezoned, but FEMA will double our rate within the next 2-4 years, so my goal is to pay off this place within 2 years.

                BFE-Bumphuck Egypt.. no, wait, it means Base Floor Elevation. If ya have a Bay house/Beach house, it would be set forth on your elevation certificate you had to have to get NFIP policy. It is the elevation above msl (mean sea level) for your main living area (ie upstairs if a bay house or beach house).

                You can try the NFIP Website (google search) and see if you can find the elevation map for your area/house and then check against your Elevation Certificate to see what zone and what the BFE is for your area. If your BFE is below the new BFE, you're screwed and get hammered by the rates. My beotch is that they change BFE and what was "OK" before may now be below the elevation requirements now set and then you are penalized due to the change. If you build a new house, prolly a darn good idea to make it 20' high at least so the changes they make over the years don't screw you as they (FEMA) change elevation standards.

                I am one of the folks that will be screwed due to the changes, plus my "downstairs" is now covered by NFIP (at a high premium cost) and that adds a bedroom and bathroom to my house for resale purposes (built in 1965 when no NFIP existed and your homeowners policy covered floods), but the Biggert-Waters twin beotches Act takes away my grandfathered coverage if I sell my house, plus since the downstairs is about 5' above msl, I'll maybe be paying over $15k/year just for NFIP. When I bought the house in 1999, my total insurance was about $1000/year-next year it may be closer to almost $20,000, which is twice my mortgage annual pmts. I paid into NFIP more than I got back from Ike. I'll be paying off my mortgage just to get out of NFIP soon and take my chances-plus w/o coverage, maybe I'll get "free money" like the Katrina folks-heck that $2000 gift card can almost pay for 1/3 of my a/c and heater replacement cost instead of buying a Louis Vuitton purse like many of the 'Trina folks did and I don't need no stinkin insurance to get the free money-I just got to say I'm poor or from NOLA. After all, FEMA basically told my brother to "F" off since he was white and had a job, regardless of what the insurance policy provided.

                    Call your insurance agent to verify. A quick search showed you are probably not in an area that the Act will affect since no BFE has been determined-you must be north and nowhere close to Galveston??? Did you evacuate for Rita like the rest of the Katy folks? Ha Ha.

                        I think you will be affected. Whatever the new BFE is will determine your rates based on your base floor elevation. Tiki is a "newer" subdivision and most houses are built pretty high, regardless, rates are going up but whether you'll be penalized depends on your elevation of your living floor and what the new BFE is. Note that yours was established in 1985.


                        Go to txchart.com and look around. That is your best way to figure it out somewhat. Keep your community number handy, it will help (it's on what you posted).

                          Well it went down 30% but my windstorm increased about the same. It's a wash. Why did windstorm increase?

                            I think that chart says for "non-elevated with no basement or crawlspace", so ground level w/slab. I paid cash for my place 20 years ago so FEMA can kiss my azz.
